Your outsourced landlord compliance manager

Your rental property, registration-ready — for £49, one-off payment

The new landlord register means more paperwork, 28-day updates and fines for getting it wrong. JN Compliance takes the pressure of the new rules off your shoulders.

Pay once per property — and you're covered for as long as you're registered with us. We arrange all your future certification, tell you when every renewal is due, book new certificates for you and keep everything in one secure online folder you can open anytime. No subscriptions, no monthly fees. You complete the Government registration yourself (£65 per property each year, paid to the Government) — we make sure every document is ready.

West Midlands deadline

Registration becomes mandatory from 15 December 2026, with a deadline of 14 March 2027. Local councils will have enforcement powers, so early preparation is essential.

Get registration-ready

It isn't register once and forget — keep it up to date or risk fines

Every landlord and every property needs its own detailed entry: your identity (and Companies House details for company landlords), ownership, dwelling type, bedrooms, occupants, households, HMO licensing, furnishing, rent and bills, plus Gas Safety, EICR/EIC, EPC and any MEES exemption. When anything changes — a rent increase, a new tenant, a new gas certificate — the register must be updated within 28 days.

Fines for not keeping your record up to date
Fines for adverts without your landlord and property reference numbers
Fines for letting or marketing without an active entry

Enforcement powers need further regulation before they apply, but the paperwork starts now. JN Compliance takes the pressure off: we gather every detail, track every certificate and tell you exactly what to update and when — so you never miss a 28-day change, without hiring extra staff or paying ongoing agent fees.

When do you need to register?

Registration requirements take effect region by region across England, each with a three-month window. Your deadline follows the property's location, not where you live. Early registration will also be possible, including for properties across multiple regions.

What landlords must do

Under the new rules, landlords of assured or regulated tenancies must register themselves and each rental property they let through the official Government service.

Your identity

  • Name
  • Date of birth
  • Residential address
  • Telephone number
  • Email address

Your property

  • Address, ownership type and dwelling type
  • Number of bedrooms and whether it is currently let
  • Landlord correspondence address in England or Wales (not a PO Box) and email
  • Freeholder, superior landlord and property manager names and emails, where applicable

Tenancy details

  • Number of occupants and households
  • HMO, selective or additional licensing requirements and licence numbers, if available
  • Whether furnished, partly furnished or unfurnished

Rent information

  • Rent amount
  • Payment frequency
  • Whether utilities are included, and which utilities

Safety certificates

  • Gas safety record (CP12), if the property has gas, and its issue date
  • EICR or appropriate Electrical Installation Certificate (EIC), and expiry date
  • Most recent EPC where required; tenancy start date if it has expired
  • Registered MEES exemption type, where applicable

Companies, trusts and representatives

  • Organisation name, legal entity type, address (not a PO Box) and contact details
  • Representative and nominated contact details
  • Companies House or charity number, where applicable; governing body details where required
  • Lead trustee details for trusts; certified or sealed evidence of authority for representatives, where required

The Government charges £65 per property each year, including the first registration — separate from our £49 one-off support fee. You start the registration yourself using GOV.UK One Login; offline routes will be available for landlords who need them.

During rollout, registration is required for properties currently let or becoming let. Supported exempt accommodation, as defined by the Supported Housing (Regulatory Oversight) Act 2023, is excluded. A later requirement will cover unoccupied properties before marketing, with landlord and property identifiers on adverts; further guidance will follow.

Our checklist covers the main preparation areas. Additional details depend on your ownership and circumstances — check the Government's full list before submitting. Registration does not replace your existing safety or licensing duties.

EPCs and MEES exemptions explained

For domestic private rentals covered by MEES in England and Wales, the current minimum is EPC band E, unless a valid exemption applies. We help you check what applies to your property and prepare the supporting evidence.

What is an EPC?

  • An Energy Performance Certificate rates your property's energy efficiency from A (best) to G (worst).
  • An EPC is valid for 10 years and is generally required when a property is marketed to let, subject to legal exceptions.
  • Expiry during an ongoing tenancy does not automatically require a new EPC. For registration, the Government asks for the most recent EPC where required and the tenancy start date if it has expired.
  • We check your EPC's rating and expiry date as part of your pre-registration compliance check.

The minimum standard (MEES)

  • Domestic private rentals covered by MEES in England and Wales must currently meet EPC band E or above.
  • Covered properties rated F or G cannot lawfully be let or continue to be let unless a valid exemption is registered.
  • Councils can fine landlords who let a property below the minimum standard.

MEES exemptions

  • The current improvement cost cap is £3,500 including VAT. If band E cannot be reached within it, install the recommended measures you can afford within the cap, then register the appropriate exemption with evidence.
  • Exemptions must be registered on the PRS Exemptions Register. Most last 5 years; certain new-landlord exemptions last 6 months, and tenant-consent exemptions can end with the tenancy.
  • Grounds include all relevant improvements made, high cost, unsuitable wall insulation, consent unavailable despite reasonable efforts, or at least 5% property devaluation supported by a RICS surveyor's report.
  • An exemption does not transfer to a new owner. When it ends, reassess the property and only register another exemption if it still qualifies.

How we handle EPC and MEES for you — your EPC rating and expiry date are checked during your compliance check, new EPCs and any improvements can be arranged through our partnership with Eco Approach, and where an exemption applies we prepare the evidence for you to register — all kept current in your digital compliance folder. Read the Government's MEES guidance (GOV.UK).

Planning ahead: the Government has announced a higher EPC C-equivalent standard with an intended compliance date of 1 October 2030, subject to updated regulations. This is not the current band E requirement. Read the Government's future energy standards plans.
